This project in Lower Hutt exemplifies urban revitalisation through the adaptive reuse of a dilapidated building within a city centre. Works involved a full structural upgrade of the existing 4-storey mixed-use building by adding new shear walls, chevron bracing, and thickening existing core walls.
Subsequently, ground floor spaces were upgraded to home retail tenancies, and 30 new apartments were added across upper levels after a complete strip-out. Refurbishment of heritage brass windows, a new elevator installation, and modernised services were all within scope alongside the fitout component of this project.
With operational businesses on-site through construction, extensive planning was required to minimise disruptions. With completion on time and within budget, this project showcases strong collaboration within the project team, health and safety proactiveness, and problem-solving excellence.
