Papakāinga developments on Māori land are one of the solutions that Iwi around Aotearoa are utilising to provide affordable housing for their uri. As such, Tūwharetoa Settlement Trust engaged Egmont Dixon to manage the development of 14 affordable accommodation buildings in Te Iwiheke Place, Tūrangi.

After assessing the land available, subdivision into 14 sites was completed in order to maximise the yield and benefits for future residents. Egmont Dixon was involved in managing the planning stages, design, and off-site construction of the new homes. After all relevant compliance requirements had been fulfilled, the on-site installation of the homes and landscaping of the new lots was also completed under Egmont Dixon's management.

In terms of the development itself, the off-site manufactured, transportable homes are positioned approximately 5-7 m back from the road frontage to ensure complete utilisation of the north-facing yards to the rear of the sites. Of the 14 units, there are a mix of two different floor plans which have a floor coverage 107m2 and 103m2 respectively and allow the project to sit naturally within the local area.
